Balanced and Very Thorough Inspections:

 

Our aim is also to put our findings in perspective, to give important matters their due consideration, but also not to overstate conditions that are unlikely to affect your enjoyment of your future home.  We will report every visible defect, point out positive attributes of the house, and will always emphasize the distinction between major safety issues and matters of little consequence, costly necessary repairs and easy, inexpensive fixes.  A vast majority of the serious safety issues that are found in most inspections, such as incorrectly rated circuit breakers or fuses, are very easy and inexpensive to correct.  Our objective is to tell it like it is, not to make mountains out of molehills.  We've been a buyer, and seller, so we know how important it is for an inspection to be accurate and balanced.

 

Our inspection of a 1000 square foot house in typical condition is likely to take about 2 or 3 hours.  It does not make sense to cut corners on evaluation of the biggest investment you are likely to make, upon which your life and health may depend.

 

You and any interested parties are encouraged to accompany us during the inspection, and record the inspection in any way you wish, subject to the current owner and/or their agent's approval.  We will answer any questions you have and explain what needs to be done to keep your home in good condition.

 

                                          

The Home Inspection Checklist for Buyers/Buyers Agent

 

Allow 2-3 hours for a home inspection (1-2 for a condo).

 

The buyer (client) should accompany the home inspector--for educational value.

 

Contact the property owner to confirm the date, time (during daylight hours), and estimated duration of the home inspection.

 

Provide the home inspector with the buyer's full name, address, and phone number(s).

 

Provide the home inspector with the property address, specific directions and access or lock box.

 

If an appointment needs to be cancelled or postponed, contact the home inspector at least 24 hours prior to the scheduled inspection.

 

Turn on all utilities: gas, electric, hot water heater, and refrigerator.

 

Inform the owner that appliances, systems and equipment will be inspected.

Arrange/ensure access to garage, closets, attics, etc.

 

Advise the owner to remove all items that may block access to air conditioner, hot water heater, attic, access panels, electric service panel, etc.

 

Payment is expected upon completion of the inspection.
